Property management
The administration of properties aims to protect the interests of owners, ensuring the proper condition of the buildings and facilitating efficient management to resolve conflicts and maintain harmonious coexistence within the community.
It is the comprehensive management process of properties, whether they are buildings, communities of owners, or residential complexes, to ensure their proper maintenance, operation, and compliance with regulations. A property manager acts as the representative of the owners and handles several key areas. Financially, they manage the collection of fees, prepare budgets, handle payments to suppliers, and control the general expenses of the community. Administratively, they call and organize meetings of the owners, draft minutes, and ensure that the agreements made in these meetings are fulfilled.
Legally, the administrator ensures that the property complies with current regulations, especially the Horizontal Property Law and other applicable laws, avoiding fines or legal issues. Additionally, they coordinate the general maintenance of the property, managing repairs in common areas such as elevators, facades, gardens, or electrical installations. They also handle the hiring and supervision of essential services such as cleaning, insurance, gardening, or security.
